Landlord Gas Safety Certificates
If you let a property with gas appliances, each appliance, fitting and flue you provide must be checked by a Gas Safe registered engineer every 12 months. The tenant must get a copy of the record within 28 days of the check, and new tenants must get one before they move in. That record is the landlord gas safety certificate, often called a CP12.
What gets checked
- Boilers, gas fires, cookers and hobs supplied with the property
- Flues and chimneys, with flue flow and spillage tests
- Gas pressure, burners and safety devices on each appliance
- Ventilation for each appliance
Anything that fails is written on the certificate with what needs doing. An unsafe appliance is made safe and labelled so the tenant does not use it.
Booking a check
Tell us the property address, how many gas appliances there are and the tenant's contact details so access can be arranged with them. If the last certificate lists any warnings, send a photo of it. If a fault turns up, Peter can price the fix; see boiler repair and gas fire service and repairs. A boiler service can be done on the same visit.
